A properly-installed quality shingle roof will provide protection and security for your Lexington-area home for many years. But all things wear out over time, including your roof.
In some cases, a roof replacement is necessary. Roof replacements aren’t cheap, but they’ll ensure your home is protected well into the future.
Other times, however, basic roof repairs make sense and can help your roof give many more years of use. Here are a couple of scenarios in which roof repair is your best option.
1. When the roof isn’t near the end of its lifespan
A shingle roof should last you 20 to 25 years, depending on the quality of the workmanship and shingles. There’s no reason to replace a roof, in most cases, when it still has 10 to 15 years left in its life. Instead, repairs can help keep your roof in excellent shape, especially if there’s not much damage to it.
For example, roof leaks aren’t uncommon, but they can turn into a much larger problem if they aren’t repaired promptly. A dependable, knowledgeable roofing contractor can determine the source of the leak and how widespread it is.
If it’s an isolated leak, such as around flashing points, a quick repair will suffice. A roof with multiple leaks may be beyond routine repair work so a replacement will be recommended.
In some cases, you may notice shingles that are curled, cracked, or missing — perhaps after a severe storm hits the Lexington area. In many cases, repair work is enough as long as there isn’t more significant damage to other areas of the roof structure.
2. When the roof is near the end of its lifespan
There may be more life left in your shingle roof than you think as it nears the end of its lifespan, especially if:
- It hasn’t sustained a lot of damage
- You’ve kept it in good shape through a consistent inspection and maintenance schedule
In those cases, repairs can address specific issues while giving you time to save money for your new roof.
