1. Square Feet

Obviously, the larger your roof is, the more it will cost to replace it. Square footage of your roof can be different than that of your house.

This largely determines the time involved, the quantity of material needed, and the crew size required to complete the project.

2. Materials

The type of shingles you select significantly impacts your roof replacement cost. There are many types of roofing materials and shingle styles. Typically, most homeowners consider traditional asphalt shingles (mid- or high-grade), standing seam or exposed fastener metal roofs, or barrel roof tiles when choosing the best material.

The quality of the underlayment and ice and water shield also affect the total cost. If you need all new decking and flashing (chimney, wall, and valley), or other roofing layers, expect to see the price rise.

3. Pitch and Steepness

The steeper your roof, the more your roof replacement will cost. This is because steeper roofs have more square footage. The difficulty of the installation also goes up. A steeper roof may also take extra time to complete.

4. Peaks & Valleys

The more peaks and valleys – formed anytime two planes meet – the more complex installation will be. Peaks and valleys require special skills when fabricating materials to fit perfectly. They are prone to leaks if they are not done correctly.

5. Details

The more skylights, dormers, chimneys, vents, or any penetration on your roof, the costlier the replacement will be. This is because flashings must be specially fabricated around each detail to ensure no leaks occur.

Homeowners are usually surprised that chimneys add extra roof replacement costs. Many issues can occur with chimneys, including

  • Brick spalling (bricks begin to crumble and flake due to moisture)
  • Cracked mortar
  • Damaged crowns or flashing

These issues must be addressed to ensure your roof replacement is completed to the highest standard. 

6. Removal of the Previous Roof

A complete tear-off will be more expensive than an overlay (installing new shingles over the existing roof). High-quality contractors will not warranty or even install an overlay.

Additionally, if your current roof already has multiple shingle layers, tear-off and disposal will be more costly, thus increasing your replacement cost.
